Mortgage Calculator

Monthly repayments, total interest and schedule — annuity or reducing payments. Free, no sign-up, works in your browser.

Estimates only — not financial advice. Your lender’s figures (fees, insurance, rate changes) will differ. In Ireland first-time buyers usually need at least a 10% deposit and can borrow up to 4× income under Central Bank rules.

🔒 100% private — processing happens in your browser. Nothing is uploaded.

How to use the mortgage calculator

  1. Enter the property price, your deposit, the interest rate and the term.
  2. Choose annuity (the same payment every month — standard in Ireland and the UK) or differentiated (equal principal, payments fall over time).
  3. Add an extra monthly overpayment to see how many years and how much interest it saves; check the yearly schedule and chart.

Small changes in the rate or term make a big difference over 25–35 years. Overpaying even €100 a month can cut years off a mortgage — check that your lender allows it without penalty (most variable-rate mortgages do; fixed rates often limit overpayments). The calculator works for any currency and for car or personal loans too; for those see also our Loan Calculator.
